Paul Davies, head of Real Estate for the Middle East at Denton Wilde Sapte says: "Off-plan prices have fallen substantially, particularly for projects where completion dates are a long way off. These properties were popular with speculators who bought in bulk and tried to make a quick turn after having only made a small down payment, but this market is now very dead. Prices for completed projects also seem to have fallen, but by no means as much. There continues to be strong demand owing to population pressures, but the availability of finance is the problem. Finance providers have tightened credit criteria as they seek to reduce exposure to the sector and tackle their own liquidity problems. However, the rental market seems to be holding up well and yields remain generally attractive. This in itself should provide a significant buffer to falling prices in well located developments." Denton Wilde Sapte's Dubai-based Real Estate team is well-placed to comment on this issue. Commentators describe the team as "one of the bigger London players on the radar". Recent project highlights for the team include advising on all contracts for the development of the Atlantis Resort including financing and construction of a road tunnel, monorail and utilities infrastructure and advising Starwood Hotels & Resorts on the proposed St. Regis Resort on Saadiyat Island, Abu Dhabi and the Westin Golf Resort, also in Abu Dhabi.
